A Small Hotel Feels One Room More
A large chain can close a floor and carry on. A guest house with eight rooms cannot, and the temptation is to change the linen and put the room straight back on sale. That usually costs more in the end, because the next guest sleeps in the same bed and the bugs travel on, or move into the next room through the wall. For the full explanation of how we treat hotel rooms, see the London hotel bedbug treatment page. This one deals with the questions a smaller owner in the borough tends to ask.
The First Hour After a Guest Reports Bites
- Take the room off sale and close the door. Do not move the guest into another room with their luggage until the cases have been checked.
- Bag the bed linen in the room, carry it straight to the washing machine and wash it hot.
- Leave the bed, headboard, luggage rack and bedside tables exactly where they are.
- Note which rooms share a wall, a floor or a ceiling with this one.
- Ring us and describe what the guest saw: bites alone, marks on the sheets, or a bug.
If the guest found a bug, keep it in a sealed bag or a clear pot if you can. It speeds everything up.

Heat or Chemical for a Guest Room
For most owners the choice turns on how soon the room is needed. Heat is usually a single visit and the room can be let again once it has cooled and been made up, which suits a busy weekend. Chemical costs less but runs as a course, normally two visits and sometimes three, with the room kept out of use until the course has finished. Our heat and chemical pages for the borough say more about each.
The neighbouring rooms matter too. We check the rooms beside, above and below the reported one and include them in the plan only if we find something.
Guests’ luggage deserves a thought as well. If a guest is still staying, suggest they keep their case zipped on a hard surface, away from the bed, and wash what they have worn on a hot cycle when they get home. Do not offer to wash or store their things in the hotel laundry alongside other guests’ linen.
Guest Houses Where the Owner Lives In
Many guest houses are also somebody’s home. That raises questions a hotel does not face: whether the family’s own bedrooms need checking, and whether guest linen and household washing go through the same machine. Tell us how the building is laid out, which floors are private and where the laundry is done. If the owners’ rooms show no signs, they stay off the plan.
Older buildings near the river often have rooms squeezed into the eaves or tucked behind the stairs. They are worth mentioning, because they are the rooms most likely to be forgotten when the plan is drawn up.
Planning Around Your Bookings
Look at the diary with us when you ring. If the affected room has a booking tomorrow, we will talk about moving that guest to a room that has been checked. If there is a quieter midweek night coming up, it may be the best moment for a heat day. Chemical visits of one to two hours can be fitted in mid-morning, after checkout and before the next arrivals start.
Housekeeping staff are the people most likely to spot the next case early. A short routine of looking at the mattress seams and headboard during each changeover is worth more than any one-off visit. If you would like a room or a floor looked at before it goes back on sale, book a Kingston bedbug inspection.
Records and Price
After each visit you receive a written note of which rooms were treated, how, and anything that needs doing before a room is let again. Keep it with your own records. Hotel work is quoted on the rooms involved: treatments start from £220 and inspections from £120. Ring 0800 955 1018 for the figure before anything is booked, and see the Kingston bedbug control page for the rest of our work in the borough.

Hotel Bedbug Treatment Kingston — Questions
Can I put the room back on sale after changing the sheets?
No. Clean linen does nothing about bugs in the mattress seams, headboard or frame. Keep the room off sale until it has been checked or treated.
Should I move the guest to another room?
If you move them, check their luggage first and do not carry anything from the first room with them.
Which treatment gets the room back quicker?
Heat, usually. It is normally one visit and the room can be made up once it has cooled.
Do you need to check our private rooms as well?
Only if the layout or what we find suggests it. Tell us where your own rooms are when you ring.
Will you come outside our busiest times?
Tell us your bookings and we will try to fit the visit around them, often mid-morning between checkout and new arrivals.
How is a hotel job priced?
On the rooms involved. Treatments start from £220 and inspections from £120, with the exact figure given on the phone.
