Start With the Building You Live In

When someone rings us about bedbugs, the first questions are about the bed: where the bites are, what has been seen, which rooms are involved. The next ones are about the building, and they matter just as much. A flat on the twelfth floor of a managed block, a first-floor flat in a mansion block, a whole family house and a flat on a large estate each come with different people, different rules and different ways for bedbugs to move.

None of this changes what kills bedbugs. Heat raises the whole room to a temperature they cannot survive; chemical treatment puts a residual insecticide into the seams, frames and skirtings. It changes who needs to be involved and which route is easier to fit into your home.

Newer blocks usually have a concierge, a managing agent or a building manager between you and the front door. Many of them have their own rules for contractors coming in: booking a lift, signing in, or telling the management office in advance. Check those rules before the visit so the equipment is not held up in the lobby, and ask when you ring if you are not sure what we will need.

Flats in these blocks share service risers, ceiling voids and corridors. If one flat has bedbugs, the building manager has a reason to want the neighbouring flats looked at, and it is better that they hear it from you. Mansion Blocks

Older purpose-built blocks have thick walls but plenty of routes between flats: gaps behind skirtings, old pipe runs, shared floor voids and a common staircase. The flat is usually leasehold, which means a freeholder or managing agent looks after the structure while the leaseholder, or their tenant, looks after the inside.

For a single flat, heat suits a mansion block well: a few rooms, one visit, and the flat back in use once it has cooled.
