When One Room Is a Big Share of the House
Losing a room for a night is a nuisance anywhere. When there are only a few rooms, it is a real part of the week’s takings, and the pressure is to clean it and let it again. That is the move to resist. A room turned round before anyone has looked at it can carry bedbugs on to the next guest and, through the linen, to the room next door.
What to do in the first hour, and how larger hotels handle a report, are on the London hotel treatment page for the full explanation. Here we deal with the size of your place.
When the Owner Is Also the Housekeeper
In a small place, one person or one family usually cleans every room. That is efficient on a normal day and risky on this one, because the same hands, trolley and linen bag visit each room in turn. Until we have been:
- Do the affected room last, and bag its linen inside the room before carrying it out.
- Keep a separate bag and cloths for that room, and do not put its linen with the rest of the wash on the landing.
- Leave the mattress and bed where they are. Carrying them down a narrow staircase past the other rooms is how one room becomes three.
- Take a photograph of what the guest found, and keep the room closed.
If your own family lives in the same building, their bedrooms count too. Say so when you ring, because we would rather look at the whole house once than come back for the private rooms later.

Heat or Chemical for a Letting Room
For a guest room, the question that matters is how soon it can be let again.
Heat
One visit, most of a day, and the room can be used that evening once it has cooled. Nothing is left in the room for a guest to notice. It costs more, and the heat treatment page for Redbridge explains what has to come out first.
Chemical
Lower cost, and the room can be used once the surfaces are dry, but it is a course of two or sometimes three visits about 10-14 days apart, with the technician returning in between. The chemical treatment page for Redbridge sets out that calendar. For a room you want to keep selling, heat is usually the easier fit, and we will tell you if we think otherwise.
The Rooms Either Side
Guest houses are often converted family homes, with rooms side by side on a landing and one above another. Bedbugs move along those walls and floors, so a report from one room is a reason to look at its neighbours. A look at the rooms either side, and the one above and below, is usually worth doing before they are sold again.
Inspections start from £120 and can be booked on their own; the inspections page for Redbridge explains what we check.

Checking Between Stays
A short check at each changeover catches most problems while they are one bed, not one floor. Lift the corner of the mattress and look along the seam and the piping, check the headboard edge and the bedside drawer runners, and look for dark spotting on the sheet you are taking off. If you ever hire in extra beds, folding furniture or linen for a busy spell, read our guide to rented and hired furniture before it goes into a guest room.
Quotes and Timing
Hotel and guest house work is quoted on the rooms involved. Treatments start from £220. Ring 0800 955 1018, tell us how many rooms you have, which one is affected and what bookings are coming up, and we will give you a figure and a date. If you need the work at a particular time of day to fit round guests, ask when you ring.

Hotel Bedbug Treatment Redbridge — Questions
A guest found a bug this morning. Should I clean the room?
No. Close it, bag the linen in the room, photograph what was found and ring us. Cleaning first removes the signs that tell us how far it has gone.
Can the room be let again tonight?
After heat, usually yes once it has cooled. After chemical, the room can be used once dry, but it is part of a course of visits, so plan for the return dates.
Do I need to close the whole guest house?
Not normally. We treat the affected room and look at the ones around it. If more rooms turn out to be involved, we tell you which before you let them again.
My family lives on the top floor. Should our rooms be checked too?
Yes. The same person usually moves between the guest rooms and the private ones, and bedbugs can travel the same way. Tell us when you ring so it is part of one visit.
How much will it cost?
It is quoted on the rooms involved, with treatments from £220 and inspections from £120. You get the figure on the phone before anything is booked.
