Why a Small Property Is Different
A large hotel can move a guest down the corridor and close a room for a day without anyone noticing. A guest house near the town centre, or a few rooms above a business within reach of Harrow on the Hill, does not have that slack. The same person may take the booking, change the beds and cook breakfast.
That shapes what we recommend. With few rooms, it is often better to treat the affected room and its neighbours properly in one go than to treat one room and hope. We plan the visit around your arrivals, not the other way round.

When the Owners Live on the Premises
In many guest houses the family’s own rooms are on the top floor or at the back, reached by the same staircase the guests use. Bedbugs do not know which rooms are private. Linen, laundry and staff moving between floors can carry them from a letting room into the family’s bedrooms.

Heat or Chemical for a Few Letting Rooms
Heat usually means one visit and a room back in use once it has cooled, often the same evening. For a property that cannot spare a room for weeks, that is a strong reason to choose it. It costs more than chemical, and every heat-sensitive item has to come out of the room first.
Chemical treatment is usually two visits, sometimes three, about ten to fourteen days apart. The room can be let again once the surfaces are dry, which suits a guest house that is busy and can only close a room for a couple of hours at a time. The First Hour After a Guest Complains
What happens before we arrive affects how many rooms end up in the quote. The priority is to stop the problem travelling round the building:
- Stop letting the room, and do not move the guest into the room next door with their luggage unchecked.
- Leave the bed made as it is if you can; the evidence we need is in the seams and the frame.
- Bag the linen from that room in the room itself and take it straight to the wash, not via a shared laundry pile.
- Keep the housekeeping trolley out of that room until we have been.
- Write down which rooms have been let since the guest arrived, and to whom, in case we need to look at those too.

Checking the Rooms Either Side
In an older, converted building, rooms share walls, floors and sometimes pipe runs that were never sealed. We usually look at the rooms above, below and beside the one where the problem was found. That often costs less than people expect, because a room with nothing in it needs no treatment, and it is the only way to know. If you are unsure whether to treat at all, inspections start from £120.

Usually, yes. We plan the visit so that the treated room is closed and the rest of the building carries on, and we tell you what to keep away from that room during the work.
How soon can the room be let again?

Do our own rooms need treating as well?
