In a house you own outright, bedbugs are your problem to solve. In a building of flats, the walls, floors, pipe runs and corridors are shared, and so, sometimes, is the problem. Treating one flat and saying nothing can leave a source next door, or send bedbugs next door, and either way you may be treating again.

Why It Helps

There are two reasons to tell people, and both are practical. First, your bedbugs may have come from elsewhere in the building, and if they did, treating only your flat leaves the source in place. Second, even if they started with you, bedbugs can move along shared walls and gaps around pipes, and a neighbour who knows can check early rather than late.

Nobody needs to feel accused. Bedbugs arrive in luggage, furniture and visitors’ bags; having them says nothing about how clean a home is.

Who to Tell First

  1. Confirm it is bedbugs, with a specimen, a clear photo or an inspection.
  2. If you rent, tell your landlord or letting agent in writing.
  3. Tell the managing agent or freeholder, who can speak to other flats and look at common parts.
  4. Speak to the neighbours who share a wall, floor or ceiling with the affected rooms.
  5. Let the porter or caretaker know if the building has one, especially if furniture is being moved.

Keep it short and factual. Something along these lines works: we have found bedbugs in our bedroom, which shares a wall with yours; we are having it treated on this date; it would be worth checking your mattress seams and bed frame; here is what to look for. A note through the door is fine if you do not know the neighbour well, but a conversation is better where you can manage it. What matters is that it happens before treatment, so that anyone affected can arrange theirs at the same time.

Working With the Managing Agent or Landlord

In a mansion block or a converted house, the managing agent is the one person who can reach every flat and deal with common parts. Put your report in writing, say which rooms are affected and which walls they share, and ask what they intend to do about the neighbouring flats. If several flats are involved, treating them in the same period is usually far more effective than one after another.

How Treatment Works Across a Building

Where flats share walls, the treatment choice matters. Heat kills every stage in the room, eggs included, but leaves nothing behind once it cools, so in a shared building a light residual is sometimes put along the edges afterwards to deal with anything that walks in. Chemical treatment leaves that residual by design but takes two or three visits. If the flat below is being done too, say so when you ring.
