Where Older Construction Gives Them Room
After a century of settling, a house of this age has gaps everywhere a bedbug would want one:
- Between boards on stripped or original floors, and under the edge of the carpet
- Behind tall skirtings that have shrunk away from the wall
- In the joints of picture rails and dado rails
- Around old fireplaces and hearths, and where boxed-in pipes run
- Cracks in lath-and-plaster walls and ceilings near the bed
None of this means the house is dirty. It means there are more places for them to settle once they arrive, and the edges of the room matter as much as the mattress. Our guide do bedbugs live in carpets covers the floor edges in more detail.

Chemical Treatment in an Older House
A residual insecticide is worked into skirtings, board gaps and the frame of the bed, and it keeps working as bedbugs cross it. In an older house that residue is useful, because they come out of deep gaps over several days rather than all at once.
The limit is the same as anywhere: it does not reliably reach the eggs, so a second and sometimes a third visit about 10–14 days apart is part of the course. More gaps can mean more to treat on each visit. The chemical treatment page explains what happens between visits.
Heat Treatment in an Older House
Heat soaks into timber and plaster and reaches a gap a spray nozzle cannot. That makes it a good fit for rooms full of cracks. The thermal camera matters more here than in a newer house: solid outer walls, a cold chimney breast or a draughty floor can leave patches that lag behind, and those are the spots we keep heating until they catch up.
Heat leaves nothing behind once the room cools, so where rooms share old floor voids we may put a light residual at the edges afterwards. See heat treatment for how the day runs.
What Helps Before We Arrive
Do not fill the gaps before treatment. Sealing a crack with filler or caulk can trap bedbugs behind it where neither heat nor residue gets such a good run at them, and they come out somewhere else later. Once the treatment is finished, filling gaps in the skirtings and boards of a Belvedere house is worth doing, as it leaves fewer places for any new arrivals.
Before the first visit, clear the floor along every wall of the affected room so the skirtings can be reached along their whole length, and lift any rugs that sit over board gaps. Leave heavy furniture where it is. If the house has been split into flats, tell us, because a shared floor void changes what we treat and who needs to know. We look at the room next door as well when the house is old enough for floor voids to connect them, and the Bexley page has more on stopping it spreading room to room. When you ring about the house in Belvedere, say roughly which rooms have original floors.
Bedbug Control Belvedere — Questions
Do you need to lift floorboards?
Normally not. We treat the gaps between and along the edges of the boards. We would only suggest lifting anything if there were a reason to think they were living underneath.
Can bedbugs move between rooms under the floor?
They can travel along floor voids and behind skirtings, which is why we look at the rooms next to an affected one in an older house.
Should I seal the gaps myself first?
Wait until the treatment is done. Filling gaps beforehand can hide them from the treatment.
Does heat damage old plaster or woodwork?
The room is brought up gradually and held, not blasted. Tell us about anything fragile or antique so we can go through it with you first.
