Why a Single Room Is Treated as One Job
In a house, bedbugs start in the bedroom and it can be weeks before they reach the living room. In a bedsit there is no living room to reach. The chair you read in, the sofa you sometimes fall asleep on and the clothes rail at the end of the bed are all within the distance a bedbug will walk for a meal.
So we do not treat the bed and leave the rest. The whole room is in scope from the start, which is also why a one-room job is usually the simplest thing we price. Treatments start at from £220, and you get the actual figure on the phone before anything is booked.

Heat or Chemical When Everything You Own Is in the Room
Both routes work in a bedsit. The difference is what the day asks of you.
- Chemical means clearing the floor so skirtings and furniture joints can be reached, stripping and hot-washing the bedding, and being out while it is applied. When your whole life is in one room, clearing the floor is the hard part. Expect two, sometimes three, visits about 10–14 days apart, because the residue does not reliably kill eggs.
- Heat takes most of a day but is usually one visit, and it kills the eggs as well. Your belongings mostly stay where they are. What comes out first are the things heat damages: aerosols, candles, medication, vinyl, some electronics and plants.
If a small kitchen area is part of the room, tell us when you ring. It affects what we ask you to clear and where the equipment goes. The full side-by-side is on the heat versus chemical guide.
Where You Go on the Day
You will need to be somewhere else while we work: a couple of hours for a chemical visit, most of the day for heat. Plan a day out rather than a night away. Take a change of clothes that has been through a hot wash and dryer, and do not take a bag of unwashed things from the room.
Please do not move out to a friend’s sofa for a week before we arrive. Bedbugs follow the sleeper, and a few carried in a jumper or a pillow start a second problem somewhere you do not control. Keep sleeping in your own bed until it is treated.
When the Bedsit Is One Room in a Shared House
Many single rooms share a front door, a hallway and a bathroom with other rooms. If you rent yours, report it to the landlord or agent in writing and keep a copy. Who arranges and pays depends on the tenancy and the cause, which the tenant or landlord guide goes through. We are pest controllers, not legal advisers.
The rooms either side of yours may need looking at. The HMO guide covers what a landlord with several rooms should do; for your own room the steps are the ones above. There is more on shared buildings across the borough on the Lewisham borough page.
Bedbug Control Lewisham — Questions
Can I stay in my bedsit between chemical visits?
Yes. You are back in once the treated surfaces are dry, and you should carry on sleeping in the bed so that anything still hatching comes out and meets the residue.
Is a sofa bed treated differently from a normal bed?
It has more folds, a mechanism and a base with plenty of gaps, so it takes longer to go through by hand. With heat, the thermal camera shows whether its centre has come up to temperature.
I have very little space to clear the floor. Does that rule out chemical?
Not always. Tell us on the phone what is in the room and we will say whether it is workable, or whether heat would be the easier day for you.
Should I get rid of the mattress?
Not unless we advise it. Carrying it down the stairs spreads bedbugs through the hallway, and a new one is soon reached from the frame and skirting.
How much will one room cost?
Treatments start at £220. The final price depends on heat or chemical and is given on the phone before we book.
