Talk to the Building First
Before booking anything, find out who looks after the building: a managing agent, a housing association or a concierge desk. Three questions are worth asking them, and the answers are worth passing on when you ring us.
- Are the detectors in the flat linked to a building-wide alarm, and how are they covered for work that produces heat?
- Is the ventilation system for the flat alone, or shared with other flats?
- Is there anything they need to arrange, or be told about, before a contractor works in the flat?
If you rent, report the bedbugs to the landlord or agent in writing as well. Who arranges and pays depends on the tenancy and the cause; we are pest controllers, not legal advisers.
Heat Treatment in a Sealed Flat
Heat treatment brings the room up to a temperature bedbugs cannot survive and holds it, checked with a thermal camera for cold spots. A well-insulated flat can suit that, but the detectors and the ventilation are the things to sort out beforehand, which is why the building manager needs to know.
Heat-sensitive things come out first: aerosols, candles, medication, vinyl, plants and some electronics, which in a modern flat can include smart speakers, hubs and controllers. Pets go out for the day. Because heat leaves nothing behind, in a shared building a light residual may be put along the edges afterwards. Heat costs more than chemical and is usually one visit.

Chemical Treatment When the Windows Stay Shut
Chemical treatment works along the bed seams, the frame and the skirtings, one to two hours a visit, and you can use the room once it is dry. With windows that open only a crack, follow the instructions we give on the day about leaving the room and the ventilation. Expect two, sometimes three visits about 10 to 14 days apart.
Gaps Between Flats
Newer buildings are tightly built, but pipes, cables and ducts still pass through walls and floors, and the gaps round them are where bedbugs can move between neighbouring homes. When we inspect a flat, we look at the edges of the bedroom and at those service points as well as the bed. If you know a neighbour has had bedbugs recently, say so when you ring. It does not change how your flat is treated, but it tells us which walls to look at hardest and whether the building manager should be looking beyond your front door.
