What changes for a small property on one of the main roads or near the university is the arithmetic. With twenty rooms, losing one for a fortnight is irritating. With six, it is a real part of your takings, and the rooms either side may be your only other doubles.
So the questions we ask on the phone are practical ones. How many rooms do you have, which ones share a wall, floor or ceiling with the reported room, and what is already booked in each of them over the next two weeks? The answers decide the plan more than the treatment does.
Choosing the Route by What Is in the Diary

The Rooms Around It, and Your Own Quarters
In a converted house or a small purpose-built hotel, rooms are close together and often share pipe runs and floor voids. Before the reported room is treated, have the rooms that touch it looked at: either side, above and below.
If you or your family live on the premises, include your own rooms in that check. Owners who live in often carry linen, towels and luggage through their private rooms without thinking of it, and a staff room or an owner’s flat that is never inspected can quietly reseed the guest rooms after they have been treated. Linen, Luggage and a Small Team
Without a housekeeping department, the person who finds the problem is usually the person who has to deal with the laundry. Keep it simple and consistent:
- Strip the reported room only when we say, and bag the linen in the room itself.
- Take the bag straight to the washer. If laundry goes out to a service, tell them the bag is from a room with bedbugs and keep it sealed.
- Offer the guest a bag for their luggage and keep their case off the bed and the carpet in the room they move to.
- Do not carry the reported room’s bedding, towels or cushions through the rest of the building loose, and do not bring spare pillows in and out.
- Write down what the guest found, which room, and the date, and keep the note. It helps if the same room is reported again.

Small hotels near the university and the stations see guests who stay a night or two with everything they own in a suitcase: parents helping a student move, people between flats, contractors working away.
