For a hotel, the case for heat is mostly about the calendar. It is usually one visit, the room is usable again once it has cooled, and there is no follow-up visit booked into a room that could otherwise be let. Chemical costs less on paper, but it keeps a technician coming back to the room for two or three weeks, and every one of those visits has to be worked round a booking.

Fitting the Work Into the Business Week
Where a hotel fills on weeknights and quietens at weekends, a treatment on a Friday or Saturday may cost fewer lost nights than one on a Tuesday. That is worth weighing. It is not a reason to leave a reported room in use while you wait for the quiet night: close the room as soon as the report comes in, and decide the date from there.

Serviced Apartments Take Longer to Prepare
A serviced apartment is not a hotel room with a kitchen. The guest may have been there weeks, with a wardrobe full of clothes, food in the cupboards, a sofa bed in the living room and laundry in the machine. All of that changes the preparation:
- The list of heat-sensitive items is longer, because more of the guest’s own things are in the apartment.
- A sofa bed in the living room counts as a bed, and that room is treated as a bedroom.
- The guest’s belongings need a plan agreed with the guest before the day, not on it.
- Laundry from the apartment is bagged and washed separately from the rest of the building’s linen.

What We Need From the Duty Manager
The quickest jobs are the ones where one person at the hotel owns the problem from the first call. Before we arrive, it helps to have:
- The room number, what the guest reported, and any photograph taken of what they found.
- Whether the room has been stripped or cleaned since the report.
- Which rooms sit either side, above and below, and whether they are occupied tonight.
- The time the room can be released to us, and the time you need it back.
- The name and number of the person we deal with on the day, and how we get equipment in without going through the front of the hotel.
With those in hand, the day runs from our arrival to the room going back on sale without anyone having to chase answers.
Checking Before the Room Goes Back on Sale
A room is only back when the rooms around it have been looked at too, because a report in one room says nothing on its own about the next. How soon can a treated hotel room be let again?

Should we wait for the weekend to treat the room?
