Start With the Building Manager
In a conversion, the flat is yours but the air, the alarms and often the access are not. Before treatment we need to know who controls three things:
- Fire detection. Whether the detectors in the flat report to a central panel, and who can arrange for them to be managed during the work.
- Ventilation. Whether air is supplied or extracted centrally, and whether it can be adjusted for one flat.
- Access and loading. Where equipment comes in, and whether contractors need to be booked in advance.
Ask the managing agent or building manager for a named contact and pass it to us when you book. A short email between us and them the week before saves a wasted morning.

Heat in a Building With Central Air
Heat treatment raises a room to a temperature bedbugs cannot survive and holds it there while the thermal camera finds the cold spots. In a flat where air is constantly drawn out or pushed in through ceiling vents, holding that temperature takes longer, and vents can create cooler corners. That is a matter of planning rather than a reason to avoid heat, but it is why we ask about the ventilation first.
Fire detection is the other half. Heat detectors are designed to react to a hot room, so the building has to know the work is happening and decide how its system is handled. We do not touch a building's fire system ourselves. The City of London heat treatment page covers the day itself.
Chemical When Windows Do Not Open
Chemical treatment works the same in a converted flat as anywhere else: a residual insecticide in the seams, joints, frames and skirtings, over two or three visits. The difference is drying. With little or no opening window, treated surfaces may take longer to dry, so plan to be out of the treated rooms for longer and follow the instructions given on the day about when to go back in.
Open-plan layouts are common in Smithfield conversions and they matter too. Where the bedroom is a sleeping area off a larger space rather than a room with a door, the treated area is larger, and the quote reflects that. A bed against a glazed wall or a former office partition also leaves fewer skirtings and more fixings to work along.
Where They Hide in a Converted Floor
Office buildings bring their own gaps: raised floors, boxed-in pipework, service ducts and trunking along the walls. Bedbugs will use a cable route or a gap under a floor panel near a bed. One more thing a conversion tends to have is a concierge or front desk that logs contractors. Tell them the date, the number of people coming and roughly how long the visit will run, and ask whether the lift can be used for equipment. That small step keeps a Smithfield booking on time.

Is chemical better than heat in a sealed flat?
Neither is automatically better. Heat usually means one visit; chemical is simpler to arrange with the building but takes two or three visits. We advise once we know the building.
