When the House Is Full

Work out now what you would do instead. Some owners keep one room held back on the busiest dates. Others have an arrangement with a nearby property. Whatever you choose, decide it on a quiet day, not at eleven at night with a guest at the desk.

• Keep the reported room closed once the guest has left it. Do not let it be cleaned and relet.
• Bag the guest’s luggage and clothes in the room if they agree, so that they do not carry anything loose into another bedroom or their car.

Owner-Run B&Bs

In a B&B where the owner lives on the premises, the guest rooms and the family rooms are under one roof, often on the same stairs. That changes two things.

First, your own bedrooms may need looking at, not just the guest room. Second, the preparation for treatment falls on you rather than on a housekeeping team, so it has to fit around breakfasts, changeovers and your own life. When you ring, tell us how many rooms you let, how they sit in relation to your own, and which days the house is quiet.

Choosing Heat or Chemical for a Guest Room

Both routes are available and both start from £220 for the room. For a hotel the deciding factor is usually the diary.

• Heat costs more but is usually one visit. The room is back once it has cooled, with no return visit to fit around future bookings. The heat treatment page for the borough covers the preparation.
• Chemical costs less but runs as two or sometimes three visits about ten to fourteen days apart. The room is usable once dry between visits, but each visit has to be protected in the booking system. See the chemical treatment page.

In a period building with several rooms off one staircase, a room that has shown bedbugs often calls for the rooms around it to be inspected before it is decided which route to take.

Setting Up Checks in a Quiet Week

The best time to look at your rooms is when you are not under pressure. A set of inspections across the bedrooms before the busy season starts tells you where you stand. Between inspections, train whoever changes the beds to look at the mattress seams, the headboard and the luggage rack every time. They are looking for small dark spots, pale shed skins and the insects themselves. Anything doubtful goes into a sealed bag or pot and is photographed.

What Your Guests Are Reading

Visitors increasingly check their own rooms on arrival, and some will have read advice like our guide to UK holiday accommodation. A guest who finds a mark on a sheet and asks about it is not an enemy. Thank them, take it seriously, and look at the mattress with them if they want.

Say nothing you cannot stand behind. If you do not yet know, say that a check is being arranged. Once a room has been inspected or treated you can tell a guest honestly what was done.
