A New Building Is Not a Barrier

Bedbugs do not come from old buildings, dirt or damp. They arrive with people: in luggage after a trip, in a second-hand bed or sofa, on a visitor’s bag, or in the removal van that brought your things. A flat that was spotless on the day you got the keys has had all of those chances since.

A new build is not immune to spread either. Modern blocks have service risers, shared corridors, bin stores and ducting that connect flats in ways you cannot see. Tight construction reduces some gaps but not all of them.

What the Managing Agent Is For

In most new blocks there is a managing agent working for the freeholder or the housing provider. They look after the common parts and the building as a whole. They do not normally treat the inside of your flat, but they are the people who can check the neighbouring flats, the corridor and the risers if there is a sign of spread.

  • If you own the flat, the treatment inside is usually yours to arrange. Tell the managing agent in writing anyway, especially if you suspect it came from another flat.
  • If you rent from a private landlord, report it to the landlord in writing. They may pass it to the agent.

Treating a New-Build Flat

New flats are usually straightforward to treat. There is less clutter, the furniture is often recent, and the problem is frequently found early and confined to one bedroom.

Chemical treatment puts a residual insecticide into the seams, frames and skirtings; it is one to two hours a visit and usually two, sometimes three visits about 10–14 days apart. In a block of flats that residue at the edges is useful, because it keeps working against anything that comes in from the building.

Heat raises the room to a temperature bedbugs cannot survive, checked on a thermal camera, and kills the eggs in one visit. Modern flats often have smoke and heat detectors wired to a building system, so we check with you and the managing agent about isolating them before the day. Keeping It From Coming Back

Once treated, the flat is as likely to stay clear as any other. Check second-hand furniture before it comes through the door, look over luggage after trips, and report any signs early. If a neighbour mentions bedbugs, tell the managing agent so the building can be looked at rather than one flat at a time.
