Small Properties Feel Every Closed Room
In a large hotel one room out of use is an inconvenience. In a boutique place with a handful of rooms, or an aparthotel with a few units per floor, it is a real gap in the week. That pressure pushes people towards quick fixes: a spray from a shop, a new mattress, moving the guest next door. Each of those tends to spread the problem across more rooms.
How we deal with a hotel room from first report to handover is on the London hotel bedbug treatment page for the full explanation. What follows is the decision a small operator faces around timing.

Heat or Chemical When the Room Must Sell Again
Heat is usually the route for a room that has to earn again soon. It treats everything in the room in one visit, eggs included, and the room can be made up once it has cooled. There is no second appointment to fit into the booking calendar. The Hackney heat treatment page describes the day.
Chemical costs less, and a treated room can be used once the surfaces are dry. The catch for a hotel is that the job is not finished until the follow-up visit, 10 to 14 days later, and any guest in between is sleeping in a room still under treatment. Some operators accept that for a light, contained case; we tell you plainly what we found so the decision is yours. The Hackney chemical treatment page sets out the course.
An Apartment Is Several Rooms, Not One
Aparthotel units bring more soft furnishing than a standard bedroom: a sofa bed in the living area, upholstered dining chairs, cushions, a luggage bench, sometimes a second bedroom. A guest who sat on the sofa with their case open may have left bugs well away from the bed. We quote apartments on the rooms inside them, and we look at the sofa and seating as carefully as the bed.
Kitchens raise their own points on a heat day. Cleaning sprays, spare candles and any guest medication left behind have to come out, and some appliances with electronics need to be discussed. We send the list for your housekeeping team in advance.
Boutique rooms bring a different set of hiding places. Upholstered headboards fixed to the wall, velvet armchairs, heavy curtains and vintage pieces chosen for character all have seams and joints a bug can use. None of that is a reason to strip the room of its style. It does mean the technician needs time with those pieces, and that a fixed headboard may have to be eased off the wall so the back of it can be seen. Tell us about anything unusual or valuable when you ring, so we can plan how it is handled and whether it stays in the room for the heat.
Fitting the Visit Between Check-Out and Check-In
- Take the room off sale as soon as the report comes in, and do not move the guest into the room next door without letting us know.
- Bag the bed linen and towels in the room and send them to the laundry sealed.
- Ring 0800 955 1018 with the room or unit numbers, the layout and your check-out time.
- We book the visit to start after check-out; a heat treatment takes most of the day.
- Housekeeping remakes the room once it has cooled or dried, and you decide when it goes back on sale.
Rooms that share a wall, or apartments directly above and below, are worth checking in the same trip. The London guide on stopping bedbugs spreading between hotel rooms explains why.

Guests, Hosts and Short Lets
Some of the same buildings are let room by room through booking sites. If you are a guest who has found bugs in a place you are staying, read Bedbugs in a Short Let rather than this page. If you run the property, the steps above apply whatever the booking channel.
Quotes for Hotels and Aparthotels
Hotel work is quoted on the rooms or units involved, and treatments start from £220. Where you are not sure a room has bedbugs at all, an inspection from £120 confirms it first. The Hackney bedbug control page covers homes in the borough.

Hotel Bedbug Treatment Hackney — Questions
How soon can a treated hotel room be let again?
After heat, once the room has cooled and been made up. After chemical, once the surfaces are dry, though the treatment is not complete until the follow-up visit.
Do you treat the sofa bed in an aparthotel unit?
Yes. The sofa, chairs and cushions are part of the room and are treated with it.
Should we move the guest to the next room?
Only if you tell us which room, and only with their luggage checked and bagged. Otherwise you risk two rooms instead of one.
Can you work around our check-in times?
Yes. Give us your check-out and check-in times when you ring and we book the visit into that gap where we can.
How is hotel work priced?
On the number of rooms or units involved. Treatments start from £220, and we give the figure on the phone before booking.
Do we need to throw out the mattress?
Usually not. Carrying an infested mattress through corridors and lifts tends to spread the problem, so leave it where it is until we have seen it.
