Why a Change of Housemate Is the Weak Point
A move is the one time a whole room’s contents are picked up, carried through the shared parts of the flat and put down somewhere else. If there are bedbugs in that room, they travel. If there are bedbugs in the new person’s belongings, they arrive. Either way the hallway, the stairs and the living room get a share on the way through.
It also muddies the question of where they came from. When the bites start a month after somebody new arrived, it is tempting to blame them, but the signs can take weeks to show and the cause may be older than the newest housemate. Our guide to the life cycle of a bedbug explains why timing is hard to read.

When Someone Is Moving Out
- Say something before the boxes come out. If anyone in the flat has seen signs, the person leaving needs to know so they do not carry them on to their next place.
- Wash and dry before packing. Clothes and bedding go through a hot wash and a hot tumble dry, then straight into fresh bags.
- Leave the bed and mattress for now. Carting a bed that may be affected down the stairs is how the rest of the building gets them. Ask us first.
- Check the room once it is empty. A bare room is the easiest time to look along skirtings, behind the bed position and in the corners of the carpet.
When Someone Is Moving In
Ideally nobody moves into a room that has had bedbugs until it has been treated and checked. If the flat has had any signs at all, an inspection before the new person arrives costs from £120 and settles the question while the room is still empty. For the incoming housemate, putting their own bags through the same wash-and-dry routine before unpacking is a fair thing to ask of anyone, whether or not there is a problem.
Treating a Flat Where the Faces Keep Changing
The difficulty with a chemical course in a busy flat share is that it runs over several weeks, with visits about ten to fourteen days apart, and it relies on every room keeping to the plan in between. A move in the middle of that brings a fresh set of belongings into rooms that are part way through.
That is why a lot of flat shares in Dalston choose heat treatment timed for the gap between one housemate leaving and the next arriving. It deals with eggs as well as adults in one visit, so the new person moves into a room that is finished rather than half way through a course. It costs more than chemical, and the figure depends on how many rooms are included.
Who arranges and pays depends on the tenancy and on what caused it. Put what you have found in writing to whoever manages the flat. We are pest controllers, not legal advisers, but we can tell you plainly what we found. The Hackney borough page covers households that keep changing more broadly. If the landlord only wants one room done, the Clapton page covers that situation.
Bedbug Control Dalston — Questions
Should the person with bites move into the empty room?
No. Moving to another bed usually takes them with you, and it leaves the original room without anyone in it to show whether the treatment has worked.
Can the outgoing housemate take their mattress with them?
Ask us before anything is moved. If it is affected it can usually be treated, and dragging it out through the flat spreads them.
Do all the rooms need doing?
Not always. It depends on what an inspection finds in the rooms next to the affected one and in the shared spaces.
How much is it for a flat share in Dalston?
Treatments start at £220 and the figure depends on the number of rooms and whether it is heat or chemical. You get it on the phone before anything is booked.
The new housemate says they have never had bedbugs. Do I believe them?
Probably, and it rarely helps to argue about it. Deal with the flat as it is now and keep the conversation about what everyone does next.
