Why the Changeover Is the Right Moment
A room with the bed stripped and the wardrobe empty is the easiest room to inspect. Frames, skirtings and seams are in plain view, and there is nothing yet to carry bugs to a new address. Once somebody’s belongings go in, or come out, anything present travels with them.

Before You Move Into a Room or Flat
If you have seen a room in a share, or a flat that came with a bed and sofa, you may want to know it is clear before your things go in. Ask the landlord or the outgoing tenant whether we can look at it after they have moved out and before you move in. We look at the furniture left behind, the bed and the edges of the room.
If we find bedbugs, tell the landlord or agent in writing and hold off moving in until the room has been treated. Who pays depends on the tenancy and the circumstances, and we are pest controllers, not legal advisers.
Before You Move Out of a Share
The other side of it: you are leaving a share and have noticed bites, or a housemate has mentioned bedbugs. Moving boxes, bags of clothes and a flat-packed bed frame are all ways to take them with you. An inspection of your room before you pack tells you whether you need treatment first, and leaves you with a record of what was and was not found in your room when you left.
- Book the inspection before you start packing, not the day you leave.
- Leave the bed made and the room as you live in it, so we see where they would be.
- If bedbugs are confirmed, treat before the move and pack only after the treatment is complete.
- If the room is clear, pack as normal; there is nothing to gain from bagging everything.

Landlords Between Lets
A room between tenants is the easiest point for a landlord to check. If the last occupant reported bites or left furniture behind, an inspection before the next person arrives stops the question becoming a dispute later. We give you written findings for that room on that date.
It is also worth a look when a tenant reports bites mid-tenancy and you are not sure what they are describing. An inspection separates bedbugs from other causes before anyone books treatment, and it tells you which rooms are involved, which is what the price of treatment depends on. If furniture you supply is part of the let, point it out to us; a bed frame or sofa that stays with the flat through several tenancies is worth checking each time a room turns over. Where the property is a house in multiple occupation, say so when you ring, because we may suggest looking at more than one room on the same visit.
What an Inspection Does and Does Not Tell You
When we find bedbugs, the answer is clear, and we can usually show you a specimen or the spotting. When we find none, that is what we saw on the day. Can you inspect a flat before I sign the tenancy?
Yes, if the landlord or current occupant agrees to let us in. It is simplest once the previous tenant has moved out.
Should the room be empty for the inspection?
When you are moving in, empty is ideal. When you are moving out, leave it as you live in it so we can see where they would be.
Does a clear inspection mean there are definitely no bedbugs?
It means we found none on the day. It is a good basis for a move, but a very early problem can be hard to see.
Will I get something in writing?
Yes. You get our findings for the room or flat we inspected, with the date.
