Look Before You Agree
When you view the other home, look at the bedrooms the way you would look at a used car. Nobody minds a tenant checking the place they are about to live in. Ask to see the rooms with the lights on and take a torch.
- Dark spotting along the seams of the beds and on the frame joints
- Small marks on the skirting nearest each bed
- Pale shed skins in the corners of a divan base
- Rust-coloured smears on sheets or pillowcases
The furniture will be leaving with the other household, so the fixed parts matter more than you might think: skirtings, fitted wardrobes, carpet edges and the gaps around radiator pipes. Our guide on bedbugs behind radiators and pipes explains why those spots get missed.

If You Already Have Them
Say so. It is tempting to keep quiet and hope the swap solves the problem, but your furniture goes with you, so the bedbugs do too, and the household moving into your old home inherits the rest. Tell your landlord or housing provider in writing, with the date you first saw signs and the rooms involved.
The cleanest outcome is treatment finished before either move. Chemical treatment is usually two, sometimes three visits about 10–14 days apart, so it needs several weeks. Heat treatment is usually one visit and fits a tight moving date better, though it costs more. Who arranges and pays depends on the tenancy and the cause; we are pest controllers, not legal advisers, but we can give you a written note of what we found.
Packing and Moving Day
- Hot-wash and dry bedding and clothes from any affected room, then seal them in new bags straight from the dryer.
- Keep that room's boxes together and label them, so they go into one room at the new home.
- Do not leave anything behind for the other household unless you have both agreed and it has been treated.
- Check the new bedrooms before the beds go in, while the floors are still empty and easy to see.
After the Swap
If bites or spotting appear in the first few weeks at the new address in Morden, it can be hard to tell whether they came with you or were there already. Record what you find with dates and photos, report it to the landlord in writing, and ring us. Do not start moving people between rooms to get away from it, as that spreads them.
An inspection starts at £120 and gives you a written answer on what is there and where. For how a case usually runs from the first sign to the end, see the bedbug timeline. The Merton page covers the rest of the borough.
Bedbug Control Morden — Questions
Can I pull out of a mutual exchange because of bedbugs?
That is a question for your landlord or housing provider, and for an adviser if you need one. We can tell you what we find, not what your rights are.
Should the other tenant treat their home before we swap?
If it has bedbugs, treating before they pack is the best way to stop their furniture carrying them. Raise it with them and with the landlord in writing.
Can you inspect the home I am moving into in Morden?
Yes, if the current tenant and the landlord agree to it. Inspections start at £120.
Is it worth buying a new bed for the new place?
Only once you know the new bedroom is clear. A new bed in a room that still has them soon has them too.
How much is treatment before a swap?
Treatments start at £220, depending on the number of rooms and on heat or chemical. You get the figure on the phone before anything is booked.
