Why Waiting Works Against You
Bedbugs do not go away on their own. Left alone, one bedroom becomes two, and a flat that could have been dealt with in a single room ends up needing the whole place done. If you share a building, the flat next door may start reporting them too, and then the question of where they started becomes much harder for anyone to answer.
Early reporting also protects you. A dated message showing you raised it as soon as you noticed is a far better position than a landlord finding out from a neighbour or at the end of the tenancy.
What to Put in the Message
Send it by email or text so there is a record, even if you also ring. Keep it factual:
- When you first noticed bites or signs, and what they were
- Which rooms are affected and which, as far as you know, are not
- A photo of any spotting on the mattress or a bedbug you have caught
- Anything you think might be relevant, such as a new neighbour or second-hand furniture, without guessing at blame
- A request for them to arrange an inspection or treatment, and to tell you when
Keep a copy of whatever you send and whatever comes back.

Who Pays, and Who Arranges It
That depends on your tenancy and on how the bedbugs got in, and it is not always clear-cut. In a shared building they can arrive from next door as easily as in a suitcase. We are pest controllers, not legal advisers, so if the landlord disputes it, take advice from a housing adviser or the council.
What we can do is make the practical side simple. Your landlord can ring us directly for a figure. Treatments start from £220, and the final price depends on the number of rooms and whether it is heat or chemical. If there is doubt about whether it is bedbugs at all, an inspection from £120 settles that before anyone pays for treatment.
While You Wait for an Answer
Keep sleeping in your own bed. Moving to the sofa or a friend’s place usually spreads them rather than starving them out. Strip and hot-wash your bedding, keep clothes off the floor, and leave the furniture where it is.
Do not buy a spray from the shop to deal with it in the meantime. It rarely reaches where they hide and can push them into places that are harder to treat later. Once a treatment is booked, the chemical and heat pages for Waltham Forest explain what each visit asks of you.
If you rent in Leyton and your child’s school has also been in touch, our guide on letters from school about bedbugs is worth a read alongside this.
Bedbug Control Leyton — Questions
Will my landlord think I brought them in?
They might wonder, but bedbugs arrive in many ways, including from neighbouring flats. Stick to the facts in writing and avoid guessing at the cause either way.
Can I arrange treatment myself and ask the landlord to repay me?
You can arrange it, but whether they would repay you depends on your tenancy. Agree it with them in writing first if you can.
My landlord has not replied. What now?
Send a short follow-up with the date of your first message. If you still hear nothing, contact a housing adviser or the council for advice on your options.
Is it bedbugs if only I am getting bitten?
It can be, because people react very differently. For itchy or sore bites, a pharmacist or GP can help; call 999 if anyone shows signs of a severe allergic reaction.
Can you speak to my landlord in Leyton directly?
Yes. Give them our number, 0800 955 1018, and they can ring for a figure before anything is booked.
