Settle Three Things Before the First Visit

The treatment itself is the easy part. In a rented flat, it goes wrong when nobody has agreed the arrangements. Before we book the first visit, it helps to know:

  • Who is paying. That depends on the tenancy and the cause, and we are pest controllers, not legal advisers. What matters to us is that it is agreed in writing before the first visit, so the second one is not held up by an argument.
  • Who is booking. If the landlord or agent books, the tenant still needs the dates. If the tenant books, the landlord should know, especially if other flats in the building may be involved.
  • Who lets us in. Both visits need access to every affected room. If you work shifts, agree now whether the agent holds a key.

How the Course Fits a Tenancy

The first visit treats the seams, frames and skirtings with a residual insecticide and takes one to two hours. For a renter, the gap between visits is the part to plan. Put both dates in the diary on the day you book. If the landlord is paying, send them both dates in the same message, so the second visit is not treated as a new job that needs fresh approval. If your tenancy ends in the middle of the course, tell us and the landlord straight away, because the second visit still needs to happen whether or not you are there.

Flats in a Converted Terrace

Many rented flats here are an upstairs or downstairs half of an old terraced house, sometimes with a third flat in the loft. The flats share a front door, a hallway and a staircase, and the floor of one is the ceiling of another. Bedbugs can use the gaps around pipes and floorboards to move between them.

That is why we ask, when you ring, whether anyone else in the house has mentioned bites. If the flat above or below may have them, the landlord often owns or manages the whole house and is best placed to have both flats looked at. Treating one flat on its own can work, but it is a gamble when the neighbour has the same problem.

Flats on an Estate

On an estate, the flat is one of many off a shared landing or corridor, and the landlord is often a council or housing association with its own repairs process. The course is the same, but the paperwork differs. Report it through their system and keep a copy. Whether you are in an estate flat or a converted terrace, the preparation is the same: strip and hot-wash the bedding, bag it, and clear the floors round the bed and along the skirting. Leave furniture where it is. You can use the room again once the treated surfaces are dry.

Between the Visits

Keep sleeping in your own bed. Moving to the sofa or a friend's spare room usually spreads bedbugs rather than escaping them. Do not spray shop-bought products over the treated areas, and do not throw out the mattress or bed unless we advise it; carrying it down a shared staircase is a good way to spread them through the building.

Seeing a bedbug or two in the first couple of weeks is expected. Seeing them in numbers after the second visit is a reason to ring.
