Why Every Flat, Not Just One
Flats in a block share walls, floors, risers and the gaps where pipes pass through. If one home has bedbugs, the homes around it are the obvious place to look next. Checking all of them at once gives the manager a map of where the problem is and where it is not, so treatment goes to the right doors.
It does not mean anyone thinks your flat has them. A clear result is as useful to the manager as a positive one.

What Happens on the Day
Expect a visit of a short part of the morning or afternoon, focused on where people sleep and sit. Whoever carries it out will look along mattress seams and bed frames, lift the edges of sofa cushions, check the skirtings nearest the bed and look around sockets and pipe entries. For the detail of what a visit covers, see our inspections page for the borough.
Nothing is sprayed or treated during an inspection. It is looking only, sometimes with a torch and a thin tool to get into seams.
Getting Ready Without Overdoing It
- Make sure the bedrooms and the sofa can be reached, with a clear path around the bed
- Leave the bed made; there is no need to strip it before the visit
- Do not spray anything from a shop beforehand, as it can drive bedbugs deeper and hide the signs
- Do not move furniture between rooms or put anything out in the corridor
- Tell the manager about pets, access needs or times you cannot do
If your bedroom is crowded, there is no need to feel embarrassed. Our guide on whether clutter makes bedbugs worse explains what actually matters.
What the Result Means for You
If nothing is found, you may be asked to report any bites or spotting over the following weeks. Keep an eye on the mattress seams and tell the manager in writing if anything changes.
If bedbugs are found, the manager will usually arrange treatment for the affected flats, often alongside the ones around them. Who pays depends on your lease or tenancy and the cause, and we cannot advise on that. Ask what treatment is planned, and read our borough pages on heat and chemical treatment so you know what preparation is coming.
If You Want Your Own Answer First
Some residents in Waterloo prefer not to wait for the building rota, especially if they have bites. You can book your own check from £120 for an inspection. Share the result with the manager so it counts towards the building picture. Bites vary between people; a pharmacist or GP can help with a reaction, and 999 is for signs of a severe one. The Lambeth page covers renting with bedbugs across the borough.
Bedbug Control Waterloo — Questions
Do I have to let the inspector in?
Your lease or tenancy may give the manager a right of access. Either way, a building-wide check works best when every flat takes part.
Will I be told the result for my Waterloo flat?
Ask the manager. You are entitled to ask what was found in your home, and it helps you decide what to do next.
Should I wash all my bedding before the inspection?
No. Leaving the bed as it is gives a truer picture. Washing comes later if treatment is needed.
Does the inspection cost me anything?
When the building manager arranges it, that is between the manager and the residents under your lease or tenancy. If you book your own, inspections are from £120.
My neighbour has bedbugs. Will they spread to me?
They can travel along shared routes, which is why the whole building is being checked. Report any signs in writing straight away.
