Why a Flat Inside a Working Building Is Different
In an ordinary St James's flat the only people moving through are the ones who live there. In a caretaker's flat, things arrive from the building all the time: a chair from a meeting room, a coat left behind, a box of lost property, a sofa that was going to be thrown out. Any of those can bring bedbugs in, and any of your own belongings can carry them back out into the building.
It also means the flat may share service routes with the rest of the building: a riser, a lift shaft wall, a corridor door. Those need checking as well as the bedroom.

Report It to Your Employer in Writing
The flat usually comes with the job, so the building owner or facilities manager needs to know. Put it in writing, with the date and what you have found, and keep a copy. Who arranges and pays for the treatment depends on your contract and the terms on which you occupy the flat; we are pest controllers, not legal advisers, so we cannot tell you which applies.
Reporting it quickly also protects you. If signs later turn up in an office or a rest room nearby, a dated note showing you raised it is worth having.
When you write to the St James's building owner, say plainly what you know and what you do not. You may have found one insect and a few marks on a sheet, and that is enough to report. Nobody expects a caretaker to diagnose it; an inspection of the flat, and of the rooms either side of it if the owner wants, gives everyone the same facts to work from.
What to Do in the Meantime
- Stop things coming into the flat from the building. No more furniture, coats or boxes until this is dealt with.
- Keep sleeping in your own bed. Moving onto a sofa in a staff room risks taking them into the building.
- Bag and hot-wash bedding and clothes. Bag them in the bedroom and carry them straight to the machine.

- Do not spray. Shop products scatter them, which is the last thing you want in a building with shared walls.
Treating the Flat and Checking the Building
The flat itself is treated like any home. Heat clears a room in one visit, eggs included, and suits a building where repeat visits need to be arranged around access. Chemical treatment costs less and leaves a residue, but needs two or three visits. Treatments start from £220, and the figure for the flat is given on the phone.
