The First Hour in the Flat
Leave the cases in the hallway of the Mayfair flat or on a hard floor. Before anything is unpacked, go to each bed with a torch. Lift the corner of the mattress and look along the seams and piping. Look at the joints of the bed frame and behind the headboard if it comes away from the wall. Check the edge of any upholstered chair or sofa in the bedrooms.

If You Find Signs on Arrival
- Take photographs with something for scale, and note which bed and which room.
- Keep your luggage closed. Nothing goes into drawers or wardrobes.
- Tell the agent or owner in writing straight away, with the photos. That is your record of the flat's condition when you arrived.
- Do not move your bags to a hotel yet. Unpacking into a second place is how two places end up with the same problem.
If the bedbugs are confined to one bed, you may be able to use the other rooms normally while it is sorted, as long as nothing from the affected bedroom is carried into them. Ask the agent to arrange a look quickly, before your own clothes have been in the wardrobes for a week.
What happens next, and who pays, depends on your letting agreement. We are pest controllers, not legal advisers, so we can tell you what we find but not what your contract says.
If You Find Them Part Way Through the Stay
Bites that start a week or two in are harder to trace. They may have been in the flat already, or they may have arrived with you or a visitor. It does not change what to do: keep sleeping where you have been, report it in writing, and ask the agent to arrange an inspection. An inspection from £120 confirms it either way before anyone pays for treatment.
For a Mayfair let that has weeks still to run, heat treatment is often the easier option for everyone, because it is usually a single visit and the room is back once it has cooled. Chemical treatment costs less but means a course of visits over at least a fortnight. Treatments start from £220.
Leaving at the End of the Summer
