Why Pipe Runs Matter in a Block
Wherever a heating pipe passes through a floor slab or a party wall, there is usually a hole a little bigger than the pipe. Boxing-in hides it, a riser cupboard often holds several of them, and the space behind a radiator is rarely sealed. To a bedbug, each of those is a corridor to the flat above, below or next door.
Bedbugs do not go looking for a neighbour. They spread when their hiding places get crowded, when they are disturbed, or when the person they feed on stops sleeping in that room. A flat that has been sprayed with a shop-bought product or had its bedroom emptied in a panic is the one most likely to push them along the pipework.

Tell the Estate Before You Book Anything
On a Pimlico estate such as Churchill Gardens the heating is usually the landlord's system, and the housing office or managing agent needs to know if bedbugs are in a flat that shares it. Report it in writing with the date and what you found. Who arranges and pays for treatment depends on your tenancy or lease and on the cause; we are pest controllers, not legal advisers, and cannot decide that part.

How a Flat on a District Heating System Is Treated
With chemical treatment, the residual insecticide goes into the usual places around the bed and the skirtings, and also along the boxing-in, around pipe entries and inside any riser cupboard in the flat. Because it does not reliably kill eggs, there are usually two or three visits about 10 to 14 days apart.
With heat treatment, the Pimlico bedroom is brought up to a temperature bedbugs cannot survive and held there, eggs included, usually in one visit. Heat leaves nothing behind, so in a flat joined to others by pipework a light residual is often put along the edges and pipe entries as well. - Keep sleeping in your own bed. An empty bedroom sends them looking elsewhere.
- Do not use shop sprays or foggers before we visit; they scatter bedbugs rather than kill them.
- Leave boxing-in and radiator covers in place. We need to see them, but pulling them off yourself disturbs what is behind.
- Hot-wash bedding and clear the floor around skirtings and pipe runs before the visit.

Can bedbugs come through the heating pipes themselves?
Not through the inside of the pipe. They use the gaps around it where it passes through walls and floors, and the space inside boxing-in.
Should I seal the gaps around my pipes?
Filling gaps can help after treatment, but not before; sealing them in first can trap bedbugs where the treatment cannot reach. Ask us when you ring.
Will my neighbours know you are treating my flat?
Only if you or the landlord tell them. On a shared heating system it usually helps if the flats next to yours are checked too.
Is heat or chemical better for a Pimlico estate flat?
