Why One Room Can Undo the Rest
Bedbugs shelter in whatever is lying around a bed: piles of clothes, bags, boxes, books stacked against a wall. We can treat furniture, skirtings and mattresses properly. We cannot treat the middle of a heap of laundry that has been on the floor for a month.
If that room is left as it is, an Acton house can end up with four clean bedrooms and one that quietly supplies the landing, the bathroom and the sofa. Within weeks the others are back where they started.

Finding Out What Is Actually Stopping Them
It is rarely pure stubbornness. Common reasons are shift work, exams, embarrassment, a belief that their room is clean, or simply not knowing what is being asked. A short written list works better than a group chat argument:
- Bedding. Stripped, bagged in the room, hot-washed and dried.
- Floor. Clothes and bags off the floor and away from the bed, into sealed bags.
- Furniture. Left where it is so we can reach behind it.
- For heat only. Aerosols, candles, medication, vinyl and some electronics out of the room.
Offer to help carry bags to a launderette or to share a machine schedule. People who feel they are being judged dig in; people who are given a clear list and a hand usually get it done.
What You Should Not Do
Do not go into their room and bag their belongings without their agreement. It is their property and their space, and it can turn a pest problem into a much worse row. Do not move out of your own room to escape the bites either, because a bed swap carries them to the next room.
If you rent the rooms separately or on one joint tenancy, tell the landlord or agent in writing what has been found and that one room is not ready. Who arranges and pays for treatment depends on the tenancy and the cause. We are pest controllers, not legal advisers, so we will not tell you who is liable.
If They Still Will Not Budge
Ring us and say so. It changes what we recommend. Heat treatment brings the whole room up to temperature, contents included, so it copes with a less tidy room better than a spray does, provided the removal list is followed. It usually finishes in one visit, so there is no second visit for anyone to fall behind on. A chemical treatment needs every room ready on two or three separate days, which is hard to manage when one person is not on board.
Sometimes the honest answer is to postpone by a few days rather than treat a house we know is not ready. We would rather tell you that than take the booking. The Ealing page has more on households where not everyone agrees, and our London guide on shared houses and HMOs covers the landlord's side. Acton housemates who have already been treated once should read why bedbugs reappear.
Bedbug Control Acton — Questions
Can you just treat the rooms that are ready?
We can, and we will tell you plainly that it leaves a gap. If the unready room has signs, treating around it rarely holds.
Will you talk to my housemate?
We can explain on the phone what is needed and why, to whoever rings. We will not take sides in a household dispute.
Does the landlord have to pay?
It depends on the tenancy and on what caused it. Report it in writing and ask; for anything legal, get proper advice rather than ours.
How much is it for a shared house in Acton?
Treatments start at £220. The price depends on how many rooms and whether it is heat or chemical, and it is given on the phone before anything is booked.
