Why the Order Matters
Bedbugs hide in exactly the places builders work on: behind loose skirting, in cracks in plaster, round the edges of floorboards and under door frames. If someone fills a gap full of bugs before the treatment, the bugs are sealed in, out of reach of any spray, and some of them come out somewhere else later. If a contractor pulls skirting off during treatment, they disturb bugs into the next room and carry them out on dust sheets and tools.
As a rule, treat first and repair after. The gaps are one of the things we want to reach, so leave them open until we have been.

Chemical Treatment and Fresh Filler
A chemical course leaves a residual insecticide along skirtings, frames and the edges of the room, and it keeps working between visits. Filler, sealant or fresh paint over those surfaces covers it up. So if you have chemical treatment, ask the landlord to hold decorating and filling until the last visit is done, usually two or three visits about 10 to 14 days apart.

Heat Treatment and Contractors
With heat, the room is taken to a temperature bedbugs cannot survive in a single long day, eggs included, so there is no residual to protect and repairs can follow soon after. The room needs to be empty of people and pets that day, so contractors cannot work in it while we do. Tins of paint, sealant tubes and aerosols left by builders are heat-sensitive and have to come out before we start.
In a flat with neighbours on each side, a light residual at the edges is often added after heat, which brings the same filler question back: hold off on sealing those edges until we say.
Contractors Moving Between Flats
Where a landlord or managing agent has one firm covering several flats, their dust sheets, bags and tool boxes travel. Ask them to keep kit off beds and sofas, to bag dust sheets before they leave, and not to store removed skirting or furniture in the shared hallway. None of that is unusual to ask for, and it protects the flat next door as much as yours.
Getting It Agreed in Writing
Report the bedbugs and the repairs to the landlord in writing, in the same message if you can, and ask them to confirm the order: treatment first, then repairs.
