What the Course Looks Like in a Flat
The first visit treats the places bedbugs shelter: mattress seams, bed frames, the edges of the carpet, skirtings, sofa joints and anything else we find. Because the product does not reliably kill eggs, a second visit follows about ten to fourteen days later to catch the bugs that hatched in between. Sometimes a third is needed. Each visit takes one to two hours.

Who Books It and Who Pays
Some tenants ring us direct. Others report bedbugs to the landlord and the landlord sends a contractor, which may or may not be us. Who arranges and pays depends on your tenancy and on how the bedbugs got in, and we are pest controllers rather than legal advisers, so we cannot settle that question for you.
What we can say is that the course should not stall while it is being argued about. If the landlord has agreed to treat, ask them to book both visits at once rather than one at a time. If you are paying yourself, tell them in writing what you have arranged and when.

Keeping the Landlord in the Loop
A short written message after each visit saves a lot of confusion later. Put the date, the rooms treated and the date of the next visit, and keep a copy. Your Side Between Visits
- Strip the beds and hot-wash the bedding before each visit, then dry it on a hot setting.
- Clear the floor around the beds and along the skirtings so we can reach the edges.
- Keep out of treated rooms until the surfaces are dry, then sleep in your own bed as normal.
- Do not vacuum along the treated edges for as long as we advise. The vacuuming guide explains what to do instead.
- Do not carry the mattress or sofa out to the bin area. Moving it through the block spreads bedbugs to the landing and the lift.
Keep the course going even if the bites stop after the first visit. The eggs laid before we arrived hatch over the following days, and the second visit is timed to catch those young bugs before they are old enough to lay eggs of their own. Cancelling it because things seem quiet is a common reason a flat needs treating again a few months later.

When the Flat Next Door Is Involved Too
In a block, a neighbour may have the same problem, and a flat treated alone can pick bedbugs up again through shared walls and service gaps. If you know or suspect a neighbour has signs, tell your landlord in writing and mention it to us.
