Why One Plan Beats Several Bookings
When each flat is booked on its own, visits land on different weeks, second visits drift, and bedbugs move from a flat that has been treated into one that has not been reached yet. A single plan sets out which flats are involved, which treatment each needs and the dates for every visit, so the whole group is dealt with over the same period.

Building the Plan
- Start with the reports you have. Send us the flats that have reported bedbugs and when.
- Inspect the neighbours. We look at the flats either side, above and below, and any shared rooms, so the plan is built on evidence rather than guesswork.
- Choose a treatment for each flat. Heat where several rooms are involved and the resident can be out for the day; chemical where the problem is smaller or the resident cannot leave.
- Fix the dates. Every visit in the course goes in the diary at the start, including the second and any third chemical visits.
- Report back per flat. You get a record of each visit, flat by flat, for your own files.

Supported Housing and Residents Who Need Help
In supported housing, the hardest part is often not the treatment but the preparation. A resident may not manage to strip and wash bedding, clear the floor or remove heat-sensitive items without help. Some are anxious about someone coming into their room. Others have more belongings than one person can sort in an evening.
Before the first visit, tell us who will be helping each resident and whether a support worker can be present on the day. We send the preparation list in plain terms so staff can go through it with the resident, and we can talk it through by phone with the worker beforehand. Where a resident takes medication, that comes out of the room for heat and goes back afterwards, so the timing matters to staff who manage it.
Shared Rooms in a Scheme
Schemes often have a lounge, an office where staff sleep over, a laundry and sometimes a spare room kept for emergencies. These are the places where bedbugs pass between residents. We include them in the inspection and, where they show signs, in the plan.
The laundry deserves attention. Bags of bedding carried from a flat under treatment and left on the floor beside the machines can move bedbugs to the next resident’s washing. A simple rule that bags go straight into the machine keeps that from happening.
One Contact, One Timetable
A plan across several flats works best with one named person on your side who holds the keys, knows the residents and can confirm access. We send that person the timetable for every flat, flag any visit where access failed, and rebook it before the course falls out of step. If a resident refuses entry or is away, we tell your contact as soon as we find out, so the gap can be closed.
Tenants Who Keep Their Own Records
