What We Are Measuring
An inspection here is less about proving that bedbugs are present and more about working out the extent. We go room by room and record what we find in each: live bugs, eggs, shed skins, spotting, and whether the evidence looks recent or old. - Rooms: which rooms show signs and which are clear.
- Furniture: whether it is only the bed, or also chairs, sofas, bedside cabinets and wardrobes.
- Edges: whether bugs have moved into skirtings, carpet edges and floorboard gaps.
- Age: whether what we find points to a problem of a few weeks or of many months.
- Neighbours: in a flat or a terrace, signs along a shared wall that suggest next door is involved.

Why the Count Is Not the Whole Answer
People often ask how many bugs we found, as if that settles it. The number helps, but a handful of bugs spread across three rooms is a bigger job than a crowd in one mattress seam. The age of the evidence matters too. Old spotting left from a problem treated years ago is not the same as fresh spotting from last week, and dead bugs tell a different story from live ones. The dead or alive guide explains how we tell them apart.
From Findings to a Choice of Treatment
At the end of the visit we tell you what we found and what we would recommend. As a rough guide:
- One room, mainly the bed: chemical treatment is often enough, and it costs less. See the chemical treatment page for Haringey.

- Signs along a shared wall: your landlord or managing agent needs to know, and the flat next door may need looking at too.
- Nothing found: we say so, and tell you what else might be causing the bites or marks.
The room count from the inspection is also what the treatment price is based on, so you get a firm figure rather than an estimate from a phone description.
Houses and Flats Measure Differently
In a large family house the question is usually how many floors and bedrooms are involved, and whether the problem has reached a sitting room or a spare room used by visitors. In a flat on an estate the rooms are fewer, so the question shifts to the walls: whether signs cluster where your flat meets the next one, or around pipes that run between floors.
Either way, we write down what we found and where, room by room. That note is yours to keep, and it is useful later when comparing what you see after treatment with what was there before.
Getting the Most From the Visit
Leave the rooms as they are. Do not strip the beds, vacuum or spray the day before, because that removes the evidence we are there to measure. Do tell us where people sleep, including sofas, chairs and camp beds, and which rooms guests have used recently.
If you have a phone full of photos, keep them. Dated pictures of bugs, bites or marks on the sheets help us place the start of the problem. A tenant who will need to show them to a landlord later can read the guide to keeping a record.

Why pay for an inspection instead of booking treatment straight away?
Because the size of the problem decides the treatment and the price. An inspection stops you paying for heat in four rooms when one would do, or chemical in one room when four are involved.
Should I clean the room before you come?
No. Leave the beds made and do not vacuum or spray. We need to see the evidence as it is.
Will you check the rooms where nobody has been bitten?
Yes, the rooms people sleep or sit in for long periods. Bites are not a reliable guide, as some people do not react to them.
Can you tell if the bedbugs are coming from next door?
We can tell you if the signs are concentrated along a shared wall, which suggests it. We cannot inspect a neighbour’s home without their agreement.
What if you find nothing?
We tell you so, and suggest what else may be causing the bites or marks. For skin reactions, a pharmacist or GP is the right person to see.
