Council Tenant, Leaseholder or Private Renter

Estate flats are not all held the same way, and that decides who books the treatment. Some are rented from the council or a housing association, some are owned on a lease, and some are let by a leaseholder to a private tenant. Before anything else, work out which you are.

  • Renting from the council or a housing association: report it to your landlord in writing, with the date you first saw signs, and keep a copy.
  • Renting privately from a leaseholder: report it in writing to that landlord or their agent, not to the council.
  • Owning the lease: the flat is yours to treat, and you can book directly.

What the Course Looks Like

In short, a residual insecticide goes into seams, frames and skirtings; it does not reliably kill eggs, so there is a second visit about ten to fourteen days later, and sometimes a third. Each visit is one to two hours, and you can go back into a room once it is dry.

On an estate that means booking two or three dates, not one. We fix the second date before the technician leaves the first time, so it is in your diary while it is fresh.

Getting In, Every Time

Estate blocks can be awkward to reach from outside: entry phones, fobs, a concierge desk, lifts that are sometimes out of service and walkways that are hard to find on a first visit. Multiply that by a course of visits and it is worth sorting out once.

  1. Give us the block name, the flat number and the floor, and say which entrance is nearest to your door.
  2. Tell us if the lift is unreliable or there are many stairs, so the technician can plan for it.
  3. Give a mobile number that will be answered on the day, and a second one if someone else may let us in.
  4. If there is a concierge or estate office, let them know a pest controller is expected on those dates.
  5. Do the preparation the night before: bedding stripped and hot-washed, floors cleared, furniture left in place.

The Flats Next Door, Above and Below

Estate flats share walls, floors, ceilings, service risers and sometimes a walkway past your front door. Bedbugs walk; they can use the gaps where pipes and cables pass from one flat to the next. That does not mean every neighbour has them, but it does mean they should look.

  • A short word or note to the flats nearest your bedroom, suggesting they check mattress seams and bed frames, is the most useful thing you can do for them.
  • If you rent from the council or a housing association, tell them too; they may want to arrange checks on neighbouring flats.
  • If a neighbour then finds signs, their flat needs its own treatment. Treating yours will not reach into theirs.

The residual left along your skirtings keeps working after the first visit, which helps against any bug that walks in from next door while the course is running.

Between Visits

Keep sleeping in your own bed. Moving to the sofa, a relative’s flat or a neighbour’s spare room tends to take the bedbugs with you, and the bugs need to cross the treated surfaces for the course to work. Do not use shop sprays, and leave the skirtings unwashed until the course is finished. If you are expecting people round in the meantime, having visitors while you have bedbugs is worth reading first.
