Why the Change of Tenant Is the Moment to Check
When a room or flat is empty, every surface is reachable and nobody’s belongings are in the way. It is the easiest point at which to look, and the point at which a clear answer is most useful. A report dated before move-in or after move-out records the state of the rooms at that time.

For Landlords: Before a New Tenant Moves In
A pre-let check is most worth doing where there has been a report in the building, where the last tenant left in a hurry, or where furniture is included. We look at every bed, sofa and upholstered chair you provide, the frames and headboards, the skirtings beside them and any fitted wardrobes.
- Leave the furniture in place and the room unmade, so frames and seams can be seen.
- Tell us about any past reports or treatments at the address, and when.
- Have the keys ready for every room, including cupboards and any locked store.
- If the room is one of several let in the same house, say so; we may suggest looking next door too.

For Tenants: Moving In or Moving Out
If you have moved into a room or flat and started getting bites, an inspection tells you whether it is bedbugs and where they are, before you spend money or move your things again. After Your Own Move
A move carries everything you own through van, stairs and doorways in a day or two. If you had any doubt at the old address, or you notice bites in the first weeks at the new one, a check confirms whether anything travelled. We look at the beds and sofas first, then where boxes were unpacked and bags were left.
- Do not use a shop spray or fogger first; it scatters them and hides the picture.
- Keep anything you caught in a sealed jar or on clear tape, and keep photos of any marks.
- Leave half-unpacked boxes where they are rather than spreading them round the house.
- Keep sleeping in your own bed until we have looked.

The Report and What Comes Next
