Why the Course Matters More Than the First Visit

The first visit kills what is out and leaves a residue behind. The eggs laid before it are the reason for the second. Skip that return, or let it drift by weeks because nobody could get into the room, and the young that hatch have a clear run. So when we book the first visit for a let room, we book the second at the same time. Both dates go to the tenant and the landlord in writing, and both are chosen around the rota.

Finding a Slot When the Room Is Empty

The room has to be empty of people for the visit, and the tenant should stay out until the treated surfaces are dry. For someone who sleeps days after a night shift, that means working out when they can be elsewhere. Ask the tenant for their rota before you ring us; it saves several phone calls.

  • Early starts: a late-morning visit, with the room dry by the time they are home.
  • Night workers: an afternoon visit only if they can rest somewhere else that day; otherwise the morning they finish a run of nights.
  • Rotating shifts: pick the days off in the rota that fall about two weeks apart and build both visits around them.

If the tenant cannot be there to let us in, the landlord or an agent can, with the tenant’s agreement. We need access to the room, not the person.

What the Tenant Does Before Each Visit

The same short list applies before the first and the second visit. It is best given to the tenant on paper so they can do it the evening before, around their own sleep.

  1. Strip the bed and hot-wash the sheets, pillowcases and any mattress cover, then dry them hot. The washing machine guide explains why the dryer does most of the work.
  2. Bag work clothes and uniforms from the floor and chair, and wash those that can take it.
  3. Clear the floor, including under the bed, and keep the bags in the room.
  4. Leave the bed, wardrobe and drawers where they are, so we can reach behind them.

What not to do matters as much. The tenant should keep sleeping in their own bed between visits, not on a friend’s sofa or in an empty room down the hall. Moving beds is how a one-room problem becomes a two-room one.

Between the Visits

The fortnight between visits is where courses go wrong. The tenant sees a live bug on day five and assumes it has failed. It has not; young bugs are hatching and walking across the treated surfaces, which is the point. What we ask is simple: do not wipe down the treated edges, do not use a shop spray on top of ours, and write down anything seen, with the date.

When Heat Would Serve the Room Better

If the tenant truly cannot give us two or three empty slots, or bugs have been found in more than one room, a single heat visit may be the more realistic answer despite the higher price. The heat treatment page for Hounslow explains how that day is planned.
