One Report, Several Rooms
In a house in multiple occupation, a report from one tenant is a question about the whole building. Rooms share a landing, a kitchen and often a sofa, and belongings move around. The sensible response is to have the reported room and its neighbours checked before anyone is treated, so you are not paying to treat one room twice because the one next door was missed.
How we approach commercial and multi-occupancy work in general is on the London commercial bedbug treatment page for the full explanation, and the London guide on HMOs and serviced apartments covers shared-house treatment itself. For what happens inside one house let room by room, read the Hounslow Town Centre page.
A Simple System for Reports
Tenants who work shifts may not mention bites until they are sure, and some worry that reporting will cost them the room. A clear, low-fuss way to report makes the difference between a single room found early and a house found late.
- Tell every tenant, in writing, who to contact about bites or bugs and that reporting will not be held against them.
- When a report comes in, log the date, the room and what was seen, and reply in writing.
- Arrange a check of that room and the rooms beside it, and give the tenants notice as the tenancy requires.
- Book treatment for the rooms that show signs, with dates each tenant can manage.
- Keep our written report with your log, and note the date each room is next let.
Who pays depends on the tenancy and the cause, and we are pest controllers, not legal advisers. What we can give you is a clear written record of what was found where, which is what any discussion about it will turn on.

Planning Access When Tenants Work Shifts
The hardest part of treating let rooms is getting into all of them on the right days. Heat means the rooms are empty for most of a day, and a chemical course means empty rooms on two or three dates about a fortnight apart. With several tenants on different rotas, one date rarely suits everyone.
Two things help. First, collect each tenant’s rota before you ring us, so we can see which days overlap. Second, arrange for you or an agent to let us in with the tenants’ agreement, so a missed alarm does not cancel the visit. The chemical treatment page for Hounslow sets out fitting a course around one tenant’s shifts; the same thinking applies across a house.
Between Tenancies
The quietest time to deal with a room is when it is empty. If a tenant leaves and there has been any report in the house, have the room checked before the next person moves in. A check on an empty room is quick, and a clear result on paper is useful at the start of the next let. Our bedbug inspections page for Hounslow covers the start and end of a let in more detail.
Furniture you provide stays in the room for treatment. Do not throw out a mattress or bed frame before treatment unless we advise it; carrying it through a shared hallway spreads them, and a new mattress on an untreated frame will not stay clean for long.

Across Several Properties
A landlord or agent with a number of houses benefits from treating the process as routine: the same reporting route in every house, the same checks between tenancies, and the reports filed by address. When a tenant moves from one of your houses to another, have the room they are leaving checked, and ask them to wash and dry their bedding and clothes before the move.
Commercial work is quoted on the rooms or units involved. Treatments start from £220 and inspections from £120; there is no separate contract price. Ring 0800 955 1018 with the addresses and the number of rooms, and you get the figure on the phone before anything is booked. The guide to choosing a bedbug treatment company lists what to ask any firm, us included.

Commercial Bedbug Treatment Hounslow — Questions
One tenant has reported bites. Do all the rooms need treating?
Not necessarily. Have the reported room and its neighbours checked first, and treat the rooms that show signs.
Who pays for treatment in a house in multiple occupation?
It depends on the tenancy and the cause. We are pest controllers, not legal advisers, but our written report records what was found and where.
Can you get in if the tenants are at work?
Yes, if the landlord or an agent lets us in with the tenants’ agreement.
Should we check a room between tenants?
If there has been any report in the house, yes. It is easiest while the room is empty.
Do you offer a contract price for several houses?
No. Work is quoted on the rooms or units involved, with treatments from £220 and inspections from £120.
What records do we get?
A written report for every visit, listing each room checked, what was found and what was treated.
