Report It the Right Way
A quick word at the front desk is a good start, but follow it up in writing that day, through the resident app, portal or email address the building gave you. A written report has a date on it, says exactly what you saw, and does not rely on someone passing a message along at shift change.
- Say which rooms and which pieces of furniture are affected.
- Say when you first noticed bites or marks.
- Attach photos: a live insect, spotting on the mattress seam, or shed skins. Wembley Park blocks usually have a set channel for this, so use it.
- Ask what happens next and roughly when, so you have their answer in writing too.
Who arranges and pays for the treatment depends on your tenancy and on how the bedbugs got in, and that is not always clear on day one. We are pest controllers, not legal advisers; if it turns into a dispute, your tenancy agreement and an advice service are the places to look.

What the Building May Do
Managed blocks tend to have their own contractor or a set way of dealing with pests. They may send someone to inspect your flat, and they may want to look at the flats either side of you and above and below, because insects can move along service routes and corridors. That is normal and it is in your interest to allow it.

What to Do in Your Own Flat While You Wait
- Keep sleeping in your own bed. Moving to the sofa tends to take them with you and gives them a second room.
- Hot-wash and bag the bedding. Tie the bag before it leaves the bedroom.
- Do not put furniture in the corridor or the bin store. In a shared building, a mattress left in a hallway puts every neighbour at risk. Nothing gets thrown out unless we advise it.
- Clear the bedroom floor. Bags and piles of clothes give them somewhere to hide and slow down any treatment.
- Keep a note. Dates of bites, what you found, and every conversation with the building.
Which Treatment Suits a New-Build Flat
Newer flats are often compact, with fitted wardrobes and few gaps in the walls, which suits both methods. Heat finishes in one visit and deals with the eggs, which suits people who cannot keep rearranging their lives around repeat visits. Chemical is less expensive and usually needs two or three visits about ten days to two weeks apart. Either way, the price is given on the phone before booking, with treatments from £220. It depends on your tenancy and the cause, and we cannot give legal advice. Keep your written report and their reply, and ask an advice service if you disagree.
Will my neighbours find out?
If the building checks nearby flats, they may be told there is a pest issue on the floor. That is how a spread across flats is caught early.
Can I arrange treatment myself and ask the landlord to pay back the cost?
Some people do. Tell the management in writing first and keep the invoice. Whether you are repaid depends on your agreement with them.
How do I know they are bedbugs and not something else?
